Real Estate Services for Seniors and Their Families

Senior Real Estate Made Easier

A move later in life is about much more than real estate. It may involve leaving a longtime home, deciding what to keep, coordinating repairs, understanding financial considerations, finding a more comfortable home, and bringing family2 members into the conversation.

I help seniors and their families navigate every step with patience, practical guidance, and a clear plan. Whether you are buying, selling, downsizing, relocating, or preparing a home for the market, my goal is to make the process feel manageable while protecting your time, finances, and peace of mind.

As a former CPA with an MBA in Finance, an experienced Orange County REALTOR®, and an active real estate investor who has renovated more than 250 homes, I bring financial knowledge, construction experience, and hands-on real estate guidance together in one place.

How I Can Help

  • Buying a home that better fits your current and future needs
  • Selling a longtime home with less stress
  • Downsizing or moving closer to family
  • Preparing and remodeling a home with no upfront costs
  • Coordinating contractors, staging, movers, organizers, and other trusted professionals
  • Helping adult children, trustees, or other family members participate in the process
  • Creating a timeline that works for your specific situation

Looking to Buy?

Your next home should support the way you want to live. That could mean a single-level floor plan, fewer maintenance responsibilities, a 55+ community, easier access to family and healthcare, or simply a home and neighborhood you can enjoy for years to come.

I will help you compare communities, evaluate monthly expenses and HOA responsibilities, identify potential repair or accessibility concerns, and understand the advantages and tradeoffs of each property. If family members live outside the area, I can also provide detailed video and FaceTime tours so everyone can stay involved.

Buying assistance may include:

  • Single-level, low-maintenance, and 55+ home searches
  • Private showings and virtual tours
  • HOA document and property-condition review
  • Inspection and repair guidance
  • Coordination with lenders, escrow, inspectors, and other professionals
  • A strategy for buying before or after selling your current home

Looking to Sell?

Selling a home you have owned for many years can feel overwhelming. There may be belongings to sort, repairs to consider, paperwork to locate, and decades of memories connected to the property. You do not have to manage it all alone.

I begin with a thoughtful walk-through and a clear recommendation about what is worth doing, what is not necessary, and which improvements are most likely to produce a meaningful return. From there, I can coordinate the people and details needed to prepare, market, and sell the home.

Seller support may include:

  • A personalized pricing and preparation plan
  • Contractor bids and repair coordination
  • Professional staging, photography, and marketing
  • Referrals to organizers, movers, estate-sale professionals, and other resources
  • Regular communication with you and designated family members
  • Careful review of offers, contingencies, inspections, and closing terms

My Home Remodel and Seller Preparation Program

An older home may be worth considerably more with the right improvements, but many homeowners do not want to pay for renovations before selling. My Home Seller Program provides access to strategic repairs and updates with no upfront cost to the seller. Approved expenses are paid from the sale proceeds at closing.

Drawing on my experience renovating more than 250 homes, I help determine which improvements are likely to matter most to buyers. Depending on the property, that may include paint, flooring, lighting, landscaping, countertops, fixtures, minor repairs, deep cleaning, or staging.

I coordinate the process, help select finishes, monitor the work, and keep the project focused on return rather than unnecessary expense. My clients have used this strategy to increase their net proceeds by an average of $100,000 or more.

Program availability, approved improvements, repayment terms, and results vary by property, scope of work, and market conditions.

Downsizing Without the Pressure

Downsizing is not about giving up the things you love. It is about choosing a home and lifestyle that feel right for your next chapter.

We can start with a conversation long before you are ready to move. I will help you explore your options, estimate the value of your current home, compare potential replacement homes, and decide whether it makes more sense to buy or sell first. Once you are ready, we will create a step-by-step schedule so you always know what comes next.

Support for Adult Children and Family Members

Many moves involve adult children, trustees, caregivers, or family members who live outside Orange County. I can serve as the local point person, provide updates, coordinate appointments, and keep everyone informed while respecting the homeowner's priorities and decisions.

When additional guidance is needed, I can also help connect the family with qualified tax, legal, lending, estate-sale, moving, and senior-living professionals. I do not provide legal or tax advice, but my background as a former CPA helps me recognize questions that should be reviewed by the appropriate advisor.

Frequently Asked Questions

What is the best first step if I am considering a move?

Start with a conversation. You do not need to have a firm timeline or make any immediate decisions. We can discuss your goals, estimate your home's value, consider your housing options, and identify the steps that may require additional time.

Can you help me prepare my home without paying for improvements upfront?

Yes. Through my Home Seller Program, qualifying sellers may complete approved repairs, updates, and staging without paying those expenses upfront. The approved costs are repaid from the sale proceeds at closing.

Should I buy my next home before selling my current home?

That depends on your finances, comfort level, housing needs, and current market conditions. I will explain the available strategies and help you coordinate the two transactions in the order that best fits your situation.

Can my children or other family members be involved?

Absolutely. With your permission, I can include designated family members in meetings, property tours, updates, and major decisions. Virtual meetings and FaceTime tours make it easy for family members to participate from anywhere.

Can you help me find a single-level home or a 55+ community?

Yes. I can create a customized search based on the features, location, community amenities, monthly costs, and level of maintenance that are important to you.
